I figured out early on that having multiple sources of income is the way to financial freedom. At the tender age of 11, I started selling half of my school lunch, trading seashells with tourists, and helping out at a family guesthouse. A true hustler, I know!
Surprisingly, I liked the guesthouse gig the most because I met many nice people who made this job a breeze. I even promised myself that one day, I’d own a lovely villa that would bring in passive income so I could travel whenever, wherever. And I did!
I’m super proud of my villa. But here’s the kicker—finding property management in Bali was harder than I thought, especially whenever I’m overseas! Thankfully, my parents hooked me up with some great recommendations. Here are the best ones I’ve tried.
How much do property management services cost in Bali?
Property management services in Bali typically charge around 10 to 20% of your monthly rental income for cleaning, repairs, and guest handling services.

Nagisa Bali Villa Management and Marketing is a one-stop shop for property management in Bali, but it mainly manages luxury private villas. It’s been in the industry since 2006, so I believe it has ample experience in real estate.
I also find it handy that this company does all the work like maintenance and cleaning, as well as 24/7 guest communications, check-ins, and activities to keep your hands free from all the trouble.
It spent over 1.5 decades of experience catering to Asian, Australian, and European clients as well! I reckon this gives the managers ample international flair to manage properties with a broader, more adaptable perspective.
Plus, I appreciate how diligent the team is in documenting all transactions. The property owners are provided with comprehensive monthly financial reports so they won’t be kept in the dark about their investments.
Nevertheless, one renter told me about a mix-up with staff over surprise charges for a baby bed. While this could be a rare scenario, I think the team should improve its communication skills to avoid similar concerns in the future.

Optimum Bali is a real estate management team that mostly handles exotic and modern properties with a private swimming pool. Basically, it helps with renting and selling villas, as well as selling land.
Right off the bat, I love that this company is transparent and informative about its 2 major contract offerings.
The first package provides fixed monthly fees for staff management, maintenance, and bill payments. I like this one since there’s no need to repeatedly compute how much you’ll pay next time!
On the other hand, the second pick involves the managers getting commissions. This is based on the revenue from the villa for marketing and client care. And the good thing about commissions is that you only pay when you actually earn.

While this is a thing that happens in Bali from time to time, I think it would help the company if it could find alternatives, like generators, to keep the renters happy.

This company’s mission is to help people find their dream homes, so I bet you can find plenty of listings here that are beautifully well-maintained.
If you need to see for yourself, I find it incredible that the company website showcases over 1,000 listings! These are mainly exclusive villas for rent and sale.
Considering there are numerous options, I reckon this means the managers can find potential renters a villa in the shortest time possible.
I noticed that a lot of them are beachside properties too! So if you own a coastal estate or are looking for one, I believe this company has a lot of know-how in this arena.
However, a client I talked to had a hard time reaching the staff. For me, it’s probably because the company is juggling so many listings. I say give it an hour or two before following up. Otherwise, you can explore other property managers here.

It’s convenient for me that the company doesn’t charge any monthly fees too—except for the 18% from the published rate.
That means the company is only making money when you, the villa owners, do when your property is rented out! In my opinion, this motivates the property managers to do better and makes it a win-win situation for low-risk takers.

I’m confident about its capabilities because of its diverse experience. It provides end-to-end property development and management services on the island, as well as architectural services globally!
This is also why I think its managers can cater to both small and big clients, whether it’s a 1-bedroom hut villa or a 5-star resort you want to invest in.
The company has also been featured in several popular media outlets, like Forbes, TheJakartaPost, and Design Boom, which I believe adds to its credibility.
Plus, I appreciate its user-friendly booking system via Calendly (a free online appointment scheduling software) which makes it seamless for anyone, regardless of age or tech skills to reach the staff.
Yet, a former client told me that while the offerings looked promising in general, his discussion with the property manager didn’t give him any new or useful info beyond what was on the website.
The way I see it, the company needs to train their team to have better communication skills and product knowledge to avoid situations like this in the future.
